Sterling’s driveway and paver line breaks into three series: the Sterling Classic paver system (concrete interlocking pavers, 60mm and 80mm thicknesses), the Sterling Permeable line (designed for Irvine’s stormwater runoff requirements in newer developments like Portola Springs and Orchard Hills), and the Sterling Cobblestone decorative series (thicker 100mm units, often used for accent bands and circular inlays). The part you need depends on which substrate system was originally installed.

Check the edge of any lifted paver for a stamped “S” logo and a date code - Sterling used a four-digit year stamp through 2019, then switched to a quarter-year format (24Q2, for example). The Classic 60mm and 80mm share edge restraint profiles but not bedding sand specs; the Permeable series requires ASTM C936 Type I joint aggregate, not standard mason sand. We source OEM Sterling components through their Anaheim distribution center, though for edge restraints and geotextile we often specify Versa-Lok or comparable aftermarkets that meet the same load-bearing specs at lower cost. The one place we don’t substitute is the Permeable joint aggregate - Irvine’s municipal code requires documented permeability rates, and only the specified gradation passes inspection.

Signs Your Sterling Driveway & Pavers Is Failing

• Pavers rocking or tilting underfoot. This usually means the bedding sand layer has washed out or the base compacted improperly. In Irvine’s clay-heavy soil zones, especially near the foothills of Turtle Rock and Shady Canyon, seasonal expansion pushes the subgrade upward and leaves voids beneath the sand bed.
• Standing water 30 minutes after rain stops. The permeable joint material has clogged with sediment, or the original geotextile fabric beneath the base rock has blinded over. Sterling Permeable systems in Irvine’s newer tracts are particularly prone to this when landscape runoff carries silt directly onto the driveway surface.
• White efflorescence haze that returns after cleaning. Calcium hydroxide is migrating through the concrete matrix - common in Sterling’s lighter color blends (Sandstone, Desert Buff) and accelerated by Irvine’s hard water and intense UV exposure. It’s cosmetic but signals moisture moving through the paver body.
• Edge pavers migrating outward at the garage apron or walkway border. The plastic or aluminum edge restraint has cracked from vehicle loading or UV degradation. Sterling’s pre-2018 edge systems used a lower-grade PVC that becomes brittle after roughly 6-8 years of direct sun.
• Sinking or dipping along the centerline of the drive. The aggregate base was either insufficiently compacted during original installation or has settled due to underground irrigation leaks. In Irvine’s 1980s-1990s neighborhoods, we see this where original PVC irrigation lines have seeped for years beneath the pavement.

DIY or Call Us?

There’s a clear line here. An owner can safely check whether a paver is loose by hand, photograph the underside stamp for model identification, and clear surface debris from joints with a shop vacuum. What we don’t recommend: lifting multiple pavers to inspect the base, attempting to recompact with a hand tamper (the 4-6 inch aggregate base needs a plate compactor at 3,000+ psi to pass Irvine’s residential compaction standard), or guessing at joint sand gradation. The wrong sand in a Permeable system voids the municipal drainage credit and can trigger a compliance notice in HOA-governed communities like Woodbridge or Northwood.
