Plant Prefab Driveway & Pavers: The Irvine Owner’s Guide

Plant Prefab driveway and paver installations in Irvine typically run $7,000-$18,000 for paver systems and $4,500-$12,000 for concrete, with most replacement or repair quotes delivered same-day we visit the site. We stock compatible base materials, edge restraints, and permeable paver options that match Plant Prefab’s modular construction specs, and we carry the documentation needed for Irvine’s HOA and city permit requirements. Most owners first notice trouble when settling creates visible dips after winter rains, or when the original edge restraint pulls away from the garage slab, leaving a gap that collects water and debris.

Which Plant Prefab Models This Applies To

Plant Prefab’s driveway and paver packages vary by home series. The LivingHome 10, C6, and C6.2 models shipped with either a poured concrete apron with stamped finish or a Belgard Catalina paver system on a permeable base, depending on the original buyer’s upgrade selection. The newer LivingHome 8 and 8.2 series moved to Techo-Bloc permeable pavers as standard in most California markets, with a deeper 6-inch aggregate base to meet updated stormwater codes.

To identify what you have, check the edge restraint profile. The Catalina system uses a black PVC snap-edge restraint, 1.5 inches tall, visible where the driveway meets the garage slab or walkway. The Techo-Bloc system uses a gray aluminum L-shaped restraint, 2 inches tall, anchored with 10-inch spikes. If the restraint is missing or buried, measure the paver thickness: Catalina pavers are 2 3/8 inches, Techo-Bloc are 3 1/8 inches. We carry both restraint systems on our trucks, plus the 3/4-inch clean aggregate base material that matches Plant Prefab’s original spec.

OEM replacement through Plant Prefab’s parts channel is available but carries a 2-3 week lead time and ships freight-only. We source equivalent-grade materials from the same manufacturers, Belgard and Techo-Bloc, with matching spec sheets for HOA and permit submission. The Haven Standard requires we document the equivalency in writing before work starts, so you have a record if the HOA asks.

Signs Your Plant Prefab Driveway & Pavers Is Failing

Signs Your Plant Prefab Driveway & Pavers Is Failing
  • Sinking or dipping near the garage slab. This usually means the aggregate base has washed out or compacted unevenly. In Irvine’s clay-heavy soils, especially in Northwood and Woodbridge where cut-and-fill grading was common, seasonal moisture changes shift the subgrade and create voids under the base.
  • Pavers rocking or clicking under vehicle weight. The bedding sand layer has eroded or the base has lost compaction. On Plant Prefab installs from 2018-2021, we regularly see this where the original installer used masonry sand instead of the specified concrete sand, which washes out faster under irrigation overspray.
  • Weeds growing thick through joints. The polymeric sand joint filler has degraded. California’s UV exposure breaks down the binder in 3-5 years, faster than the 7-10 year lifespan in milder climates. Once the binder fails, organic material collects and seeds germinate.
  • Edge restraint pulling away from borders. The plastic or aluminum restraint has cracked or the anchoring spikes have worked loose. This is the most common failure we see on sloped driveways in Turtle Rock and Shady Canyon, where vehicle loading and thermal expansion stress the perimeter.
  • White efflorescence haze on paver surface. Calcium hydroxide has migrated to the surface, usually from moisture trapped in a base that doesn’t drain properly. On permeable paver systems, this signals the aggregate base is clogged with fine sediment and no longer drains as designed.

Replacement Cost & What’s Included

Scope Price Range in Irvine
Paver driveway replacement (full) $7,000 - $18,000
Concrete driveway replacement $4,500 - $12,000
Base repair / sectional re-lay (under 200 sq ft) $1,800 - $4,500
Edge restraint replacement (perimeter only) $800 - $2,200
Joint sand refresh with polymeric $250 - $700
Driveway sealing (concrete or pavers) $250 - $700

The wide range on full replacement reflects three variables: driveway square footage, whether the original base can be salvaged, and whether Irvine requires a permit for the scope. Under Clause 1 of the Haven Standard, we deliver a written line-item quote before any work starts, every time. That quote separates base work, surface material, edge restraint, and disposal so you see where the money goes. Our 365-Day Done Right Promise covers the installation; material warranties run through Belgard or Techo-Bloc directly and we register them for you.

DIY or Call Us?

There’s safe owner maintenance and there’s work that needs a crew. You can pressure-wash pavers yourself, refill joint sand with a broom and water activation, and clear debris from drainage channels. These are sensible weekend tasks.

Base repair, edge restraint replacement, and anything involving cutting or compacting is different. A plate compactor on a failed base can crack underground drainage or utility conduit that wasn’t located properly. Re-grading without checking the garage slab elevation risks directing water toward the foundation, which violates Irvine’s drainage code and creates liability. We bring GPR scanning when we suspect buried lines, and we document the pre-existing condition with photos before we touch anything. That’s standard on every visit, not an upgrade.

Measure twice, build it once, write it down. If your driveway is sinking or the pavers are shifting, call (657) 227-2502 and we’ll schedule a free estimate with a written quote you can compare.
