Which CGI Models This Applies To

CGI, or Concrete Grid International, produces interlocking concrete pavers in several series that have been specified across Irvine developments since the early 2000s. The most common in our market are the CGI Plaza Stone (rectangular, 4″ × 8″ × 2-3/8″ nominal), CGI Cobble Series (tumbled, 6″ × 6″ × 2-3/8″), and the thicker CGI Permeable line (3-1/8″ depth, used in newer Irvine infill where stormwater retention is code-required). To identify your series, flip a loose paver: CGI stamps the underside with a mold number and production date. The mold number maps to the series; the date matters because CGI reformulated its aggregate mix in 2014, and pre-2014 pavers weather differently than post-2014 stock. We cross-reference that stamp against our spec sheets to match color and compression strength.

The aftermarket decision hinges on whether your installation is in a controlled HOA zone: Irvine’s Woodbridge, Northwood, and Turtle Rock associations often require exact manufacturer continuity, while newer developments like Portola Springs typically accept spec-equivalent substitutions with documentation.

Signs Your CGI Driveway & Pavers Is Failing

• Individual pavers rock or sink when stepped on. This usually means the bedding sand layer has washed out or the edge restraint has failed, allowing lateral spread. In Irvine’s clay-heavy soils, seasonal expansion and contraction accelerate the problem; we see it most often in installations where the original contractor skipped geotextile fabric.
• Water pools in low spots that weren’t there two years ago. The paver base, typically Class II road base compacted to 95% density, has settled unevenly. This happens when irrigation runoff penetrates joints that lost polymeric sand, a common issue where CGI’s older sand-set installations meet automatic sprinkler systems.
• Retaining wall leans or shows stair-step cracks. CGI’s Sierra Wall and Versa-Lok compatible systems rely on deadman anchors and proper drainage aggregate behind the wall. When weep holes clog with Irvine’s fine silt, hydrostatic pressure pushes the wall course by course.
• Pavers spall or flake at the surface. Pre-2014 CGI pavers with higher porosity absorb de-icing salts or fertilizer runoff; in Irvine’s inland heat, the moisture vaporizes and pops the surface. Post-2014 reformulated pavers show this far less.
• Joint sand washes out repeatedly after rain. The polymeric sand binding material has degraded, or the original installation used standard mason’s sand instead of polymeric. Without that bond, pavers drift and the interlock system loses its load-distribution capacity.
