Techo-Bloc Home Additions & ADU: The Irvine Owner’s Guide

We stock and install Techo-Bloc-compatible paver systems, retaining walls, and outdoor living components for home additions and ADU projects in Irvine, with typical installed pricing from $45,000 to $130,000 for full additions and $90,000 to $220,000 for detached ADUs. Most Irvine homeowners discover their Techo-Bloc hardscape is failing when they see settling along an addition’s foundation edge, or when an ADU patio develops drainage back toward the structure after the first heavy winter rain. We carry common Techo-Bloc replacement units on our trucks and can assess whether the fix is a section reset or a full redesign.

Which Techo-Bloc Models This Applies To

Techo-Bloc’s residential hardscape lines break into three families, and the part you need depends on which system borders your addition or ADU. The Bella and Blu series are the 60mm and 80mm pavers we see most often in Irvine’s Woodbridge and Northwood neighborhoods, where HOA guidelines restrict surface materials. Wall systems like Mini-Creta and Raffinato appear as planter walls and seat walls alongside ADU entrances. For identification, flip a loose paver: the production stamp shows the series code, the plant (Irvine-area stock usually ships from the Ontario distribution center), and the batch date. Color-matching a repair is the hard part. Techo-Bloc runs dye lots, and a paver from 2019 will not match a 2024 batch even in the same color name. We keep a reference library of past Irvine projects and can often source from aged inventory or recommend a complementary contrast band that looks intentional rather than patched. Aftermarket equivalents exist for the base units, but we spec OEM Techo-Bloc for anything visible because the dimensional tolerance is tighter, and the color stability through UV exposure in Orange County’s inland heat is documented.

Signs Your Techo-Bloc Home Additions & ADU Is Failing

Signs Your Techo-Bloc Home Additions & ADU Is Failing
  • Pavers rocking or tilting at the addition threshold. This usually means the bedding sand has washed out or the edge restraint has pulled away from the structure. Water finds the gap, freezes rarely in Irvine but erodes steadily, and the pavers lift enough to catch a shoe or a door sweep.
  • White haze or efflorescence that returns after cleaning. The calcium hydroxide migration is normal in new concrete pavers, but if it persists past two years, the base may be too wet, often from an addition’s downspout discharging directly onto the hardscape without a drain extension.
  • Retaining wall leaning toward the ADU patio. Mini-Creta walls over 24 inches tall require geogrid reinforcement; we find DIY ADU projects where the grid was omitted or the backfill was native clay instead of clean drainage aggregate. The wall creeps seasonally.
  • Joint sand disappearing and weeds establishing. Polymeric sand breaks down faster in high-UV climates like Irvine’s, especially where pool splash or ADU kitchen runoff keeps the surface damp. The joints open, and the interlock that distributes load across the field is compromised.
  • Standing water 24 hours after rain. Techo-Bloc pavers are permeable only if installed on an open-graded base. Many Irvine additions were built over compacted subgrade with standard concrete sand, so the water sheets instead of draining. The fix is rarely the pavers themselves; it’s the base reconstruction.

Replacement Cost & What’s Included

Scope Price Range in Irvine What’s Included
Sectional paver reset (up to 200 sq ft) $2,500-$6,000 Removal, base repair, new bedding sand, OEM or matched pavers, polymeric sand jointing
Retaining wall rebuild (under 4 ft) $4,500-$12,000 Demolition, drainage correction, geogrid if required, new wall units, cap stones
Full addition hardscape redesign $15,000-$45,000 Design, permits if triggered, excavation, base, pavers, walls, integrated drainage
Detached ADU with Techo-Bloc patio and access $90,000-$220,000 Complete ADU construction with specified hardscape, tied to utility and foundation work

What drives the range is almost always what’s underneath. A paver reset over sound base is straightforward. A wall leaning because the footing was poured without rebar, or because an Irvine hillside lot has seasonal groundwater movement, requires structural correction before the Techo-Bloc goes back. Under Clause 1 of the Haven Standard, you get a written price before any work starts, with line-item breakdown. No change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation, and the manufacturer’s warranty covers the material.

There’s a safe middle ground here, and then there’s the point where you need the truck. An owner can check whether downspouts discharge onto the hardscape, whether joint sand is missing, and whether the edge restraint is still pinned. A garden hose test, flooding the area for ten minutes, will show you where water goes. What you should not do is pull up multiple pavers to “see what’s underneath” without knowing how to restore the interlock pattern, or attempt to rebuild a retaining wall that supports a grade change. The wall’s stability depends on the setback ratio, the drainage aggregate behind it, and the geogrid layers you cannot see from the face. We’ve been called to Irvine ADU projects where a weekend reset became a $8,000 base reconstruction because the bedding sand was contaminated with native soil. If you’re unsure, call (657) 227-2502. We’ll assess it, photograph what we find, and give you a written price. The estimate is free.
