  • Visible gap at the addition roofline. When Jerith’s floating wall connection loses its neoprene isolation pad, the addition moves against the existing structure with every temperature swing. The crack pattern runs diagonally from the corner of a window or door - a tell we’ve documented on dozens of Irvine re-inspections.
  • Musty odor in the addition crawlspace or slab perimeter. Jerith’s perimeter seal is a two-part system: a primary rubber gasket and a secondary silicone bead. The board is aluminum with pre-drilled fastening patterns, but if the installer used standard wood-ledger lags instead of the stainless wedge anchors Jerith specifies, the board creeps under load and the stucco telegraphs the movement.

There’s a safe middle ground here. An owner can verify the model prefix from the interior jamb label, measure the base track thickness with a caliper, and photograph any gaps for our crew to review - text the images to the same number you call. What we don’t recommend: removing a loaded ridge connector, cutting into a fire-rated partition, or attempting to re-tension the Jerith header system. The ridge bracket stores significant roof load; releasing it without temporary shoring collapses the addition roof onto the existing structure. We’ve been called to two Irvine homes where a handyman tried this. Both required structural engineer reports and permit corrections that added four figures to the final cost.
