Therma-Tru Windows & Doors: The Irvine Owner’s Guide

We stock and install Therma-Tru-compatible windows and doors across Irvine, with typical installed replacement costs running $4,500-$15,000 for full window sets and $800-$3,000 for single door unit repairs depending on size and series. Most Therma-Tru parts we carry on the truck, and we can usually source same-day what we don’t. Most Irvine homeowners realize something’s wrong when the sweep gasket pulls away from the bottom of a Therma-Tru entry door, or when the multipoint lock on a Classic-Craft or Fiber-Classic model stops engaging all three points - often after years of UV exposure against south-facing entries in neighborhoods like Turtle Rock and Woodbridge where the sun hits hard.

Which Therma-Tru Models This Applies To

Therma-Tru runs several series, and the part you need depends on which one is on your house. The Classic-Craft line uses a thicker 1-3/4 inch slab with proprietary edge-seal gaskets that differ from the Fiber-Classic series, which carries a 1-3/8 inch option in some older Irvine builds from the 2010-2016 range. The Smooth-Star and Benchmark entry lines share multipoint lock hardware with Pella and Weiser in some vintages, but the strike plate geometry changed around 2019, so a 2017 lock set won’t mate to a 2020 frame prep without modification.

We identify the right part three ways: the hang tag inside the hinge edge (lists series, date, and plant code), the etched code on the glass corner of window units, and direct measurement of the sweep slot width on door bottoms, which runs 1-1/4 inch on pre-2018 units and 1-1/2 inch on current production. OEM Therma-Tru parts ship from Maumee, Ohio, with a 3-5 day lead time; we also stock quality aftermarket equivalents from Pemko and Reese that match the spec and carry the same 365-Day Done Right Promise on the install. One compatibility gotcha: the Classic-Craft American Style Collection uses a wider 2-1/4 inch jamb depth than the standard 1-3/4 inch, and retrofitting a standard hinge or lock set without a spacer will bind the door.

Signs Your Therma-Tru Windows & Doors Is Failing

Signs Your Therma-Tru Windows & Doors Is Failing
  • Draft at the sill or jamb. The compression seal gasket hardens in California sun after 6-10 years, losing its memory. We see this first on west-facing Therma-Tru units in Portola Springs, where afternoon UV peaks. The fix is a new bulb gasket or full sweep assembly, not a door replacement.
  • Multipoint lock only catches at the handle, not top or bottom. The shootbolts bind when the keepers shift in the frame, usually from seasonal wood movement in the jamb. Tightening the keeper screws sometimes works; more often the keeper itself has wallowed out and needs replacement.
  • Condensation between glass panes. The insulated glass unit (IGU) seal has failed. Therma-Tru window sashes from the 2012-2018 period used a dual-seal system that degrades faster in coastal Irvine humidity than inland. We measure the daylight opening and order a replacement IGU to fit the existing sash, which costs less than full sash replacement.
  • Door slab warps or rubs the frame seasonally. Fiber-Classic and Smooth-Star slabs are composite, but the stiles still move. If the top corner rubs in summer and gaps in winter, the frame is out of plumb or the hinge mortise has compressed. We check with a 6-foot level and shim or replace hinges as needed.
  • Screen door mesh pulls from the spline groove. Not a structural failure, but common on Therma-Tru retractable screen units where the .140 spline hardens. We stock charcoal fiberglass mesh and PVC spline on the truck; most screen repairs run under $200 installed.

Replacement Cost & What’s Included

Service Irvine Price Range What’s Included
Single door sweep/gasket replacement $180-$340 OEM or equivalent sweep, removal of old seal, track cleaning, install, alignment check
Multipoint lock repair or replacement $320-$580 Lock mechanism, keepers, strike plates, 3-point engagement test
IGU (glass unit) replacement in existing sash $450-$890 Measured IGU order, sash disassembly, new glazing tape, reinstallation
Full Therma-Tru entry door replacement $2,800-$6,500 Prehung unit, removal, frame prep, install, insulation, trim, hardware transfer
Full window replacement (per opening) $4,500-$15,000 Complete unit, flashing, integration with existing siding, permit if required

What drives the range: jamb width, whether the existing frame is square (older Irvine homes in El Camino Real often aren’t), and whether we need to match HOA color or profile requirements. Under Clause 1 of the Haven Standard, you get a written price before any work starts - every time. The quote is flat; if we find rot in the subfloor after removal, we stop, photograph it, and write a change order before proceeding. No surprises. The 365-Day Done Right Promise covers the installation and the part.

There’s safe checking, and then there’s the point where you call.

An owner can verify the hang tag location, measure the sweep slot width, and confirm whether the lock engages all three points - that’s useful information to have when you call. What goes wrong in DIY: the multipoint lock mechanism is under spring tension, and releasing the center case without supporting the shootbolts can launch hardware into the door cavity or your hand. We’ve retrieved bolt fragments from inside slabs where a homeowner tried to swap the lock themselves. The IGU replacement requires breaking the old glass safely, handling sharp edges, and re-glazing with the correct tape thickness - get it wrong and the sash won’t close square. And any work on a door over 8 feet tall or with sidelight units involves real weight; a 9-foot Therma-Tru Classic-Craft slab runs 150+ pounds.

We’re not affiliated with Therma-Tru - we’re an independent service provider - but we’ve installed and repaired their products across Irvine since 2007.
