CWS Roofing: The Irvine Owner’s Guide
CWS roofing systems installed in Irvine typically run $400-$1,800 for common repairs and $8,000-$20,000 for full replacement, with most CWS-compatible parts available same-day through our supplier network. Most Irvine homeowners discover a CWS part has failed after a Santa Ana wind event, when they spot lifted ridge caps in the Woodbridge or Northwood neighborhoods, or notice water staining on the ceiling after our rare but heavy winter rains. We stock the common CWS fastener patterns, vent boots, and ridge vent assemblies that fail first in this climate, and we carry them on our trucks through Irvine and the surrounding service area.
Which CWS Models This Applies To
CWS, or Custom Wood Shake, built several product lines between the late 1980s and mid-2000s that remain in service across Irvine’s older planned communities, particularly in Turtle Rock, University Park, and the original Woodbridge tracts. The three main series you’ll encounter are the CWS Natural Shake (nominal 5/8″ thickness, 18″ exposure), CWS Presidential (heavier 3/4″ profile with laminated butt ends), and the CWS Cottage (thinner 1/2″ starter-course system common on 1990s entry-level homes in the Irvine Spectrum periphery). Identification matters because the fastening pattern changes: Natural Shake used a standard 8″ headlap with ring-shank nails, while Presidential moved to a 10″ headlap and a proprietary hidden-fastener clip that CWS discontinued in 2012. We source OEM-equivalent clips from Midwest Fastener’s heritage line, or fabricate compatible stainless clips in-house when the roof geometry demands it.
The label location is your first check: CWS stamped a foil warranty tag on the underside of the third course from the ridge, visible from the attic during daylight. If that tag is gone, measure the exposure (the visible portion after overlap) with a tape from the gutter line; 14″ exposure indicates Cottage, 16″ indicates Natural Shake, 18″ indicates Presidential. For vent boots and flashing, CWS used two suppliers: Oatey on pre-2000 installs and IPS on post-2000, with incompatible base diameters. We carry both on every truck serving Irvine, because guessing wrong means a second trip and a second day of scaffolding cost.
Signs Your CWS Roofing Is Failing

- Curled or cupped shake edges, especially on south-facing slopes. CWS shakes were pressure-treated with a copper-naphthenate solution that degrades under sustained UV above 85 degrees. In Irvine, where south exposures see 280-plus days of direct sun, the treatment fails first on the rake edges. What looks like cosmetic curling is actually cellulose breakdown; the shake is no longer shedding water to the course below.
- Granule accumulation in gutters after Santa Ana events. CWS Presidential used a ceramic granule overlay for fire rating. When you find sandy residue in downspouts, the overlay has separated from the asphalt substrate underneath, usually due to thermal cycling between our 105-degree September afternoons and 55-degree marine-layer mornings. The fire rating is compromised, and the substrate is next.
- Lifted ridge caps with intact nails. This is the classic CWS clip failure. The hidden fastener corrodes where the stainless clip meets the galvanized nail in our salt-air environment, three miles inland or less. The shake stays nailed but the clip lets it pivot; wind does the rest. We’ve replaced hundreds of these in the Irvine Cove and Harbor Ridge areas, where the marine layer lingers until noon.
- Water stains on cathedral ceilings, no visible roof damage. CWS Cottage used a minimal 1/4″ plywood skip-sheathing that flexes under foot traffic. Over time the flex cracks the butt-end sealant, and water enters at the fourth or fifth course, running down the felt to the nearest penetration. The stain appears far from the actual breach.
- Sagging at the eave, paint peeling on fascia. CWS specified a 1″ drip edge on pre-1995 installs, inadequate for our occasional heavy rain. Water rolls back, wets the fascia, and rots the eave substrate from below. By the time you see exterior paint failure, the plywood edge is often punky three courses up.

AfterReplacement Cost & What’s Included
| Service | Irvine Price Range | What’s Included |
|---|---|---|
| CWS shake repair (localized, up to 10 sq. ft.) | $400-$900 | OEM-equivalent shakes, matching stain, clip replacement, photo documentation |
| CWS ridge cap replacement (full ridge) | $800-$1,800 | Compatible ridge assemblies, underlayment patch, vent reseal, written warranty |
| CWS vent boot / flashing replacement | $350-$750 | IPS or Oatey equivalent, pipe seal, surrounding course inspection |
| CWS partial re-roof (one slope) | $3,500-$7,500 | Demo to deck, felt replacement, matched shakes, permit, inspection |
| CWS full roof replacement | $8,000-$20,000 | Complete tear-off, deck repair as needed, current-code underlayment, new system, permit, final inspection |
The range driver is deck condition. CWS systems from the 1990s were installed over plywood that met code then but not now; if we find delamination or moisture content above 19 percent, we replace the sheet rather than nail over it. Under Clause 1 of the Haven Standard, that replacement is written into the original quote as a line item with a unit price, not sprung as a surprise. Our 365-Day Done Right Promise covers labor and materials on every CWS repair we perform in Irvine.
DIY or Call Us?

There’s a safe middle ground and a hard stop. Homeowners can check the attic for light penetration, photograph any CWS foil tags they find, and clear gutters of granule buildup to assess severity. What you should not do: walk a CWS roof yourself. The skip-sheathing on Cottage systems won’t support concentrated weight between rafters; we’ve seen 200-pound homeowners put a foot through into the insulation. The Presidential clip system requires a specific release tool to avoid cracking the adjacent shake; improvised prying destroys two courses for every one you meant to fix. And any work above 15 feet on a slope steeper than 4:12 in Irvine requires Cal/OSHA-compliant fall protection, which most homeowners don’t own. If you’ve found the symptom, call (657) 227-2502 and we’ll schedule a free inspection with a written price before any work starts. Measure twice, build it once, write it down.
FAQs
Properly maintained CWS systems last 22-30 years in Irvine’s climate, with the lower end for south-facing Cottage installs and the upper end for Presidential with adequate attic ventilation. The Santa Ana wind season and salt air within three miles of the coast accelerate clip corrosion and granule loss. Call (657) 227-2502 for a condition assessment and exact replacement timeline - estimates are free.
Individual shakes can be replaced if the surrounding system is sound and the deck is dry. Ridge vent assemblies and vent boots nearly always require full replacement because the rubber gaskets harden uniformly. We don’t patch CWS clip systems; the corrosion is systemic, and a partial fix fails within two years. Call (657) 227-2502 and we’ll show you the photo evidence before you decide.
Most CWS repairs in Irvine - ridge cap replacement, vent boot swap, localized shake repair - are completed in one working day. Full replacement runs 3-5 days depending on square footage and deck repair needs. We pull permits through the City of Irvine and schedule inspection before we leave the site. Call (657) 227-2502 to schedule.
We stock CWS-compatible ridge assemblies, vent boots for both Oatey and IPS footprints, stainless clips, and matching stains on every truck serving Irvine. Presidential shake matching sometimes requires a 48-hour order from our Anaheim supplier for color lots we don’t carry. We’ll tell you before we arrive whether your repair is same-day or scheduled. Call (657) 227-2502 to confirm availability for your specific CWS series.
