  • Grout cracking along shower floor-to-wall joints. This usually means the Tamko pan’s integrated weep screed is clogged with construction debris or the pre-slope beneath the pan settled. Water sits instead of draining to the liner, and the grout takes the stress. In Irvine’s hard water zones, mineral buildup accelerates the clogging.
  • Soft drywall or bubbling paint on the ceiling below the bathroom.
